Renovating bathroom in Prestons, Sydney to repair a water leak
Nu Trend was contracted by Stephen and Meg as a bathroom renovator in the suburb of Prestons, Sydney to provide a complete bathroom renovation to repair a water leak. The old bathroom is located on the second storey of the home which is directly above the garage.
Water was leaking from the shower through the floor and into the ceiling of the garage due to failed waterproofing which was causing all kinds of damage to the bearers, joists and the garage ceiling (look at the photos below) One of the upsides to doing a complete bathroom renovation is the room is completely demolished to reveal the framework of the room including the flooring and walls.
For this home it also created the opportunity to remove the wall between the old bathroom and the separate toilet to then create a larger, single, bathroom. For the home owners of this house in Prestons it means the extra floor space meant they could have a new walk in shower, bath tub, vanity and toilet installed.
This is the perfect renovation choice when building a new bathroom because you can change the layout, put the toilet, shower or bath in your chosen location and maximise the use of space. With the ability to move the plumbing and drainage we can place the taps, water supply and drains nearly anywhere. The only limitations are budget and if there are specific requirements that have to be met to maintain structural integrity. Nu Trend can renovate large, medium or small bathrooms in Sydney using our team of experienced renovation contractors that include a;
- Plumber
- Electrician
- Painter
- Tiler
- Carpenter
- Waterproofer
- Renovation builder
This means you can deal with a single company like Nu Trend to manage any plumbing changes, electrical installations, wall or floor tiling, painting and installation of new toilets, vanities and more.
The scope of work for this bathroom renovation in Prestons
The scope of work for this home included a number of items and this is why bathroom renovation costs will vary depending on the skills of the contractors required and how much work is actually involved. For this project our scope of work included;
- Bathroom demolition.
- Removing and replacing the damaged ceiling and flooring in the garage.
- Reinstating all the necessary floor joists.
- Preparing the walls and floors.
- New floor and wall sheeting.
- Waterproofing.
- New tiling installation.
- Finishing off with fixture and furniture installation, painting and lighting.
- Plumbing adjustments, testing and sign off.
Getting bathroom renovated that has failed waterproofing
If the waterproofing in your bathroom fails then it can potentially cause extensive damage, just look at the photos above. You can see how the water has been pooling in the roof of the garage. Depending on how badly the waterproofing has failed there could be enough water sitting on the joists that it begins to soften them and they fail. This can cause a roof to collapse or a wall to fail.
There are lots of causes of waterproofing failures including improper installation, use of low-quality materials, structural building movement, broken plumbing, wear and tear, and inadequate maintenance. Recognising common signs of waterproofing failures such as visible water damage or mould can help a home owner address this type of issue early enough before it causes major damage.
Main causes
Improper Installation:
- Insufficient Surface Preparation: Not properly cleaning and priming surfaces before applying waterproofing membranes.
- Incorrect Application Techniques: Uneven application or insufficient coverage of waterproofing materials.
- Inadequate Curing Time: Not allowing waterproofing products to cure fully before tiling or using the bathroom.
Use of Low-Quality Materials:
- Substandard Waterproofing Products: Using inferior quality membranes, sealants, or grouts that may fail prematurely.
- Incompatible Products: Combining products that are not designed to work together can lead to compromised waterproofing.
Structural Movement:
- Building Settling: Natural settling of the building over time can cause cracks in waterproofing layers.
- Thermal Expansion and Contraction: Changes in temperature can cause materials to expand and contract, leading to cracks or gaps in the waterproofing.
Plumbing Issues:
- Leaking Pipes: Hidden leaks behind walls or under floors can deteriorate waterproofing layers.
- Improper Plumbing Installation: Incorrect installation of plumbing fixtures can create vulnerabilities in the waterproofing.
Wear and Tear:
- Aging Materials: Over time, waterproofing materials can degrade and lose their effectiveness.
- Physical Damage: Accidental impacts or ongoing abrasion from foot traffic can damage waterproofing layers.
Inadequate Maintenance:
- Neglecting Repairs: Failing to address minor issues such as cracks or loose tiles can lead to more significant waterproofing failures.
- Poor Cleaning Practices: Using harsh chemicals or improper cleaning techniques can degrade waterproofing materials.
Signs that your waterproofing has failed:
Visible Water Damage:
- Peeling Paint or Wallpaper: Water infiltration can cause paint or wallpaper to peel away from walls.
- Stained or Discoloured Walls and Ceilings: Brown or yellow stains often indicate water leakage.
Mould and Mildew Growth:
- Persistent Musty Odour: A constant damp smell can be a sign of mould growth behind walls or under floors.
- Visible Mould: Black, green, or white patches appearing on surfaces, especially in corners or along grout lines.
Loose or Cracked Tiles:
- Shifting or Lifting Tiles: Tiles that move or lift from the surface can indicate water penetration and loss of adhesion.
- Cracks in Grout: Cracked or missing grout lines can allow water to seep through.
Dampness or Water Pooling:
- Persistent Damp Patches: Areas of flooring or walls that remain damp despite cleaning or drying efforts.
- Pooling Water: Water collecting in low spots or around fixtures can indicate leaks or drainage issues.
Soft or Spongy Flooring:
- Sagging or Bubbling Floorboards: Water damage can cause wooden subfloors to warp or become spongy.
- Loose or Popping Floor Tiles: Movement or popping sounds when stepping on tiles can indicate underlying water damage.
Efflorescence:
- White Powdery Deposits: A build-up of white, powdery residue on tiles or grout lines can indicate water seeping through and bringing salts to the surface.
Why should a bathroom be renovated to repair failed waterproofing
Yes, yes we are pretty sure you can ask a few tradespeople about the cheapest way to repair failed waterproofing, but after 20 years of doing bathroom plumbing we’ve seen what shortcut repairs can look like with mismatching tiles or wall surfaces.
Renovating a bathroom to repair failed waterproofing is essential for several critical reasons. Below are the key factors highlighting the importance of addressing waterproofing failures through renovation:
1. Preventing Structural Damage:
Protecting Building Integrity: Water leaks can penetrate walls, floors, and ceilings, leading to extensive structural damage. Over time, this can weaken the building’s framework, causing serious safety concerns.
Avoiding Costly Repairs: Early renovation to fix waterproofing issues can prevent more significant damage that would require expensive and extensive repairs in the future.
2. Health and Safety:
Mould and Mildew Growth: Persistent moisture from failed waterproofing creates an ideal environment for mould and mildew, which can cause respiratory issues, allergies, and other health problems.
Slip Hazards: Water leaks can create slippery surfaces, increasing the risk of accidents and injuries in the bathroom.
3. Maintaining Aesthetic Appeal:
Preventing Visible Damage: Peeling paint, stained walls, and warped flooring from water damage can make the bathroom look unsightly and neglected.
Preserving Bathroom Finishings: Water damage can ruin tiles, fixtures, and other bathroom finishings, diminishing the overall aesthetic and value of the space.
4. Enhancing Property Value:
Increased Market Appeal: A well-maintained and waterproofed bathroom is a key selling point for potential buyers, enhancing the property’s appeal and market value.
Long-Term Investment: Renovating to repair waterproofing issues ensures the bathroom remains in good condition, protecting your investment in the property.
5. Ensuring Functional Efficiency:
Preventing Plumbing Issues: Waterproofing failures can affect plumbing systems, leading to leaks, blockages, and other functional problems.
Optimal Use of Space: Ensuring waterproofing integrity allows for the safe use of all bathroom features, including showers, bathtubs, and sinks, without the risk of water damage.
6. Compliance with Building Codes:
Adhering to Standards: In many regions, including Sydney, maintaining proper waterproofing is a legal requirement under building codes such as the Building Code of Australia (BCA) and the National Construction Code (NCC). Failing to comply can result in fines and legal issues.
Inspection and Certification: Proper waterproofing ensures that your bathroom passes inspections and can be certified as meeting all relevant standards.
7. Enhancing Comfort and Usability:
Dry and Pleasant Environment: A properly waterproofed bathroom ensures a dry, comfortable, and hygienic environment, enhancing the overall usability and enjoyment of the space.
Improved Air Quality: Addressing waterproofing issues can significantly improve indoor air quality by preventing the dampness that leads to mould and mildew.
Renovating a bathroom to repair failed waterproofing is not just about maintaining the appearance of the space. It is crucial for protecting the structural integrity of the building, ensuring the health and safety of its occupants, preserving the aesthetic and functional appeal of the bathroom, enhancing property value, complying with building codes, and improving overall comfort and usability. Addressing waterproofing failures promptly through professional renovation is a smart investment that can save homeowners from more significant problems and expenses in the future
Interior design ideas used for this bathroom renovation in Prestons, Sydney
Wall hung vanity in the bathroom
This is the modern way of installing a vanity in a bathroom. Wall hung vanities create an illusion of space because you can see the flooring and it ‘floats’ in the room making it feel larger than it is.
The practical benefits also include the ability to keep the bathroom clean by being able to get under the vanity rather than dirt collecting around a floor mounted unit.
Timber vanity in a bathroom
Using timber in a bathroom can give it a feeling of warmth and luxury. Light colour timber can very easily blend into any interior design style to compliment the hard surfaces of the tiles on the floors or walls.
Drain waste
To save money on renovations of a shower some people will choose to install a simple drain waste that you can buy from Bunnings or Reece.
These are fine of course, but if you want a touch of luxury then, a custom made floor waste can be integrated into the floor tiling so that it becomes almost ‘invisible’ when you look into the room.
The wider opening can also capture more water too.
Backlit mirror
A modern styled frameless bathroom wall mirror with LED lighting radiating from behind can be practical and also create a dramatic, moody, effect. With its unique style of illumination it shows off the wall tile texture and adds warmth to the bathroom. You can get them in lots of sizes together with a choice of lighting colours too. Some will have special features like a demister to give you a fog- free wall mirror, others might have a TV built in or even bluetooth to stream music.
Walk in shower
To best use space a walk in shower is an ideal choice for either kids, adults or the elderly. With no nob or step you simply walk in or out of the shower. It’s even really easy to wash your pets. With a single piece glass frame it is easy to keep clean and creates an illusion of space when you walk into any bathroom.
